We are currently looking for a
Head of Real Estate Project & Construction Management based in
Alcobendas, Madrid.
Role Purpose
The Head of Real Estate Project & Construction Management is responsible for two main areas:
- Overseeing time and proceeding of the real estate projects (Portfolio Managers, Functional and team activities) and FM roll-out program to support the head of CREM within the functional KPIs and GEA’s strategic goals.
- Build a common construction project methodology across GEA, giving technical specifications, cost forecast, defining strategic approaches, overseeing the largest GEA construction projects giving support and technical experience in all the phases, cost controlling, coordinating acquisition and management of external PM (where required), giving support to the Portfolio Managers choosing the proper technical solutions, ballpark preparation, etc.
This role involves coordinating building and other global projects, process improvements while ensuring compliance with legal and financial requirements. The ideal candidate will have
strong project management skills,
industry expertise, and the
ability to collaborate with cross-functional teams.
Areas Of Responsibility
The following areas of responsibility provide a broad outline of the scope of the role of the Head of Real Estate Project & Construction Management. These are intended to cover key activities but are not exhaustive and GEA RE may need to adjust these from time to time at the discretion of the company, to ensure that a comprehensive RE operation is provided.
- Lead real estate projects and team improvement activities (i.e. database, pipeline, etc) from inception to completion, ensuring timely delivery within budget.
- Monitor project risks, compliance, and market trends to provide recommendations.
- Prepare project schedules, budget and capacity planning.
- Conduct financial analysis, including cost-benefit assessments and return on investment (ROI) evaluations.
- Build a common construction project methodology.
- Work in cross-functional teams, including construction, finance, and legal departments.
- Partner with legal teams on contracts, zoning and regulatory approvals
- Operational guidance, documentation and metrics related to the practices surrounding the project management and implementation of projects within the organization.
- Ensure proper project planning, monitoring and completion while improving client satisfaction.
- Enable external/internal project managers to take a systematic approach to project management based on internal guidelines to reduce risks and improve delivery in terms of costs, time, and quality.
- Prepare project communication within the project and with stakeholders, vendors and subcontractors in and outside of GEA.
- Monitor all phases of a project and promptly address any changes to the original scope of services and the impact on the project schedule and budget.
- Review and approve all contractor pay requests.
- Provide any necessary project close-out.
- Maintain all historical data on projects for future projections and project budgeting.
- Adhere to all set company and client policies and procedures.
- Coordinate any necessary issues with departments both directly and indirectly involved.
Your Profile / Qualifications
- University degree (Bachelor or Master) in a relevant field, e.g. preferably in Architecture or Civil Engineering. PMP certification is a welcome plus.
- Have worked for 10+ years in Corporate Real Estate in a global or senior role for a global or multi regional organization.
- Experience with large projects (10M+ € ) is a requirement.
- Structured, holistic, organized behavior is a must. Proven ability to manage multiple real estate projects simultaneously.
- Knowledge and extensive work experience in the field of project or construction project management.
- Due to the nature of GEA governance (matrix) and Corporate Real Estate role, independency, flexibility, proactivity, relationship aptitude, team working and ability to approach with Executives are required skills.
- Excellent communication skills - verbal, written and presentation.
- Fluent English is mandatory (C1 or C2). Other languages are a plus.
